Thermostat - upstairs
The upstairs thermostat controls the heat and air conditioning for the entire house. It is necessary to manually switch between heat and air conditioning. This can be done by pressing the "mode" button in the lower lefthand corner. The temperature can be adjusted by pressing the up and own arrow at the center of the screen. We kindly ask that you keep the windows and doors closed while using the heat or air-conditioning. Please note that the system heats and cools at a consistent rate. Setting the temperature very high or very low will not warm or cool the house any faster. Set the temperature for your comfort and let the system do the rest.

Thermostats - lower lever
The lower level has four electric baseboard heaters. Each heater has its own thermostat. Each heater can be turner on by pressing. the up arrow. Because some of these thermostats are on exterior walls, they tend to read lower than the actual air temperature in the room. When setting the temperature think more in terms of how much warmer you want the room. There is a thermometer on the lower lever kitchen counter. If it reads 58 degrees and you want the room to be 68 degrees, set the thermostat to be 10 degrees warmer than the temperature shown on the thermostat. For example, it might read 48 degrees, so setting it at 58 degrees should raise the room temperature to 68 degrees.

Drinking water and ice
The kitchen sinks in both the upper and lower levels have a separate faucet for drinking water. This water is filtered with a reverse osmosis filter to remove any impurities from the well. This same water is used in the ice makers in both refrigerators. The tap water is perfectly safe to drink, We provide filtered water for your comfort.

Septic System
This house relies on a septic system to process waste from the plumbing system. To keep the system function properly, please do not flush anything down the toilet other than toilet paper. The kitchen sink has a garbage disposal. We encourage you to minimize the the food waste that run through the disposal and into the septic system. Please dispose of food waste in the garbage can.
Important - If the septic alarm goes off. Please stop using any plumbing immediately and call Crystal @ XXX-XXX-XXXX.

The lawn
With the sandy soil in this area, a sprinkler system is required to keep the lawn so healthy. If watering is required, the sprinkler runs between 4:30 and 7:00 am (depending on the zone). Just be aware that even if rain isn't projected, items left in the yard may get wet.
Weather permitting, the grass will be cut on Tuesdays. We will notify Pete when guests will be staying. He will try to minimize the intrussion.
